Las Colinas has canals. Are those decorative or a water-table problem?
Both, and the brochure only mentioned the first. The canals are real water, held at a designed level, and slabs along them sit closer to that table than a prairie lot would. A May cell on top of a full canal is groundwater plus rain. Dallas clay is the rest of Irving. The canals are the local extra.
Arlington peaks in October. Why does May matter more here?
DFW's east side is a spring-storm climate; Arlington's October peak is the other end of the metro. Irving takes May supercells on clay that is still wet from April, and on canal lots that cannot drop their table. Same metro, different month, different ground. Do not import an autumn-peak story onto an Elm Fork slab.
The slab moved in summer and the leak showed in May. One problem or two?
One story. Eagle Ford shrinks in the dry months and opens a gap; May rain uses the gap. The movement and the water are the same clay doing two seasonal jobs. Fixing the stain without dealing with the shrink-swell leaves the next May a path.
