The lake-plain towns talk about a rising water table. Is that this problem too?
No, and that is the point. A few miles west, snowmelt lifts groundwater against the lake. On these benches the water arrives in a wash from a canyon. Installing a lake-plain sump strategy on a fan lot misses the catch basin at the top of the street. Same April inches, opposite geometry.
A dry wash above the house. Does it still matter in April?
April is when it is not dry. Wasatch snow leaves all at once, and a wash that is a trail in August is a channel in spring. Fan lots were built across those paths because the ground was easy. The path is still there.
Irrigation on a bench. Can that wet a 1990s basement with no storm?
Yes. Laterals run through this slope all summer, and a leak or an overflowing headgate puts ditch water against a wall the rain gauge will never explain. Twenty-six inches of climate is not the water budget of an irrigated bench.
