It has not rained and the basement is wet in May. Where is it coming from?
From the canyon. Snowmelt in Ogden Canyon and on the Wasatch face moves through alluvium and arrives under the city days later as a higher water table. The rain gauge can be quiet while the wall is taking water that fell as snow a thousand feet up.
