Professional Mold Removal - Done the Right Way, Step by Step

Each stage is performed by the independent remediation contractor the call reaches, following industry standards.

  1. Step 1: Assessment

An assessor identifies the presence of mold, determines how far the growth extends, and locates the source of moisture.

  2. Step 2: Containment

Protective barriers and negative air pressure are established to prevent spores from spreading into unaffected areas.

  3. Step 3: Removal

Porous materials that cannot be safely cleaned are removed — including drywall past the moisture line, insulation, carpet pad, and damaged cabinet bases.

  4. Step 4: Drying

Commercial dehumidifiers and air movers return the structure to a dry standard, with moisture readings taken from the material itself rather than the surface.

What drives moisture problems in Annandale

Mold removal in Annandale reaches out through Koreatown, Kenwood, and Alpine, and independent local pros handle all of it. This is an inside-the-beltway Fairfax County suburb of postwar brick houses on Piedmont clay, where nine in ten homes were standing before 1990.

Housing stock

Of roughly 14,474 housing units, about 12,886 were finished in 1989 or earlier, which puts the median construction year at 1968. 1950s and 1960s brick ramblers and split-levels on block basements under mature trees, a median year of 1968, and nine in ten units standing before 1990.

Climate and water risk

Annandale averages 45.72 inches of precipitation a year on the 1991–2020 normals, taken at FALLS CHURCH 1.6 W 3.8 miles away, with May the wettest month at 4.54 inches. May leads at 4.54 inches of a 45.72 inch year, as spring storms on red Piedmont clay that has been saturated since winter. The basements here are sixty years old, built of block on clay that holds water against them, and the trees planted with the houses are now full-grown, so a May storm arrives on ground that is shaded, wet and rooted through, and the block walls take it the way they have for decades.

Common moisture and mold problems in Annandale

  • Sixty-year-old block basement walls in red clay that holds May rain against them for days
  • Split-level lower floors set half below grade in clay that stays saturated from winter into June
  • Full-grown trees planted with the houses, with roots in the footing drains and shade on the walls
  • Original clay tile footing drains from the 1960s that have collapsed and left the block with no relief

Frequently asked questions

The block wall shows a wet line after every May storm. Is the block failing?

The block is doing what block does in wet clay. Concrete block is porous and the mortar joints more so, and when the red clay outside is saturated the water moves through the wall and shows as a line at the level the ground is wet to. Sixty-year-old walls have done this for decades. What has usually changed is the footing drain, clay tile that has likely collapsed, so the water now sits against the wall rather than draining.

Our split-level has a damp lower floor but a dry upper one. Why the difference?

The lower floor sits in the ground. A split-level puts that level three or four feet below grade in clay that is wet from winter through spring, so its walls touch saturated soil on the outside while the upper floors are in the air. In May, with the ground at its wettest, the lower floor is effectively a shallow basement without a basement's drainage. Treating it as one, with grading and a drain, does more than treating symptoms inside.

The trees are the best thing about the street. Are they part of the water problem?

They are, in two ways. The trees planted when these houses went up are now large enough to shade the foundations completely, so the clay against the walls never dries out between storms. Their roots also seek out the footing drains, and a clay tile drain from the 1960s with a root in it is a blocked drain. Neither means removing the trees; it means the drainage those trees have disabled has to be replaced by something they cannot reach.
