Testing & Assessment
Mold Inspection & Testing in Brandermill, VA
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
No obligation: the assessment comes before any scope
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
Our lot is on a cove. Is the reservoir the reason the crawl space is damp?
It sets the floor. The reservoir and the ground water along its coves sit at nearly the same level, so a lot on the shore has a water table that never falls far below the surface, and a crawl space there sits over damp ground year-round. A September storm raises it for a while, but the base condition is the reservoir. On those lots the crawl space needs a ground cover and controlled air more than drainage.
The trees were the reason we bought here. Do they really keep the ground wet?
Under a full canopy, yes. From spring to leaf fall the ground on a wooded lot gets almost no direct sun and very little wind, and the clay here holds whatever water it takes in September until something removes it. Nothing does until the leaves are down. A crawl space under that canopy is over ground that is wet for the whole growing season, and vents into that still, shaded air bring in humidity rather than taking it out.
Water runs through under the house on its way downhill. Is that normal for the neighborhood?
It is common on the lots that slope toward the coves. The community was laid out with the houses on the hillsides and the water at the bottom, so a lot on the slope receives the runoff of the lots above it, and a crawl space in that path is a channel. The water passes through rather than pooling, but it leaves the ground under the house wet every time. A swale or drain uphill diverts it around.
