Testing & Assessment
Mold Inspection & Testing in Montrose, VA
An assessor determines whether mold is present, identifies where it is growing, and measures how far it has spread — before any remediation quote is issued. A mold inspection locates moisture and growth that a room-level look would miss, reading wall cavities, subfloor, and the areas behind finished surfaces. The result is a scope: what is affected, what has to come out, and what is driving the moisture.
Quoted on site by the contractor who visits
Most people reach this page after noticing something rather than after something broke: a smell that returns, a stain that spreads, a room that feels damp. An inspection answers what is actually there and where the moisture comes from, which is the information every later decision depends on. Several states, Texas among them, keep assessment and remediation as separate licensed roles specifically so the party identifying the problem is not the party selling the fix. Nothing here is medical advice — if you have health questions, those are for a clinician.

Frequently asked questions
The yard floods in August storms and drains slowly. Where is the water supposed to go?
Originally into roadside ditches. This part of the county was laid out with open ditches along the streets to carry water off the flat terraces, and many have since been filled, piped undersized or paved over. The August storm still arrives, but the outlet is gone, so the water stands in the yards until it soaks through the clay layer, which takes days. An altered ditch out front is usually why the yard now holds water.
Why is the crawl space worse in August than after a winter rain?
Heat and humidity on top of wet ground. A winter rain leaves the ground damp but the air cold and dry, so the crawl space stays cool and the wood takes little moisture. In August the ground under the house is saturated and the air coming through the vents is hot and heavy, so the underside of the floor is warm, wet and unventilated. The wettest month and the most humid month are the same month.
The crawl space vents are only a few inches above the ground. Does that matter?
It matters in exactly the storm that floods the yard. Vents set low on a ranch house become inlets when water stands around the foundation, and an August cloudburst that leaves an inch or two on the lawn sends it straight in through the vent openings. Raising the grade at the vents, or fitting vents that close, keeps surface water out of a crawl space that is already dealing with enough from below.
