The house has not flooded. Why is the crawl wetter than it was twenty years ago?
The lot dropped. Subsidence has lowered many 1967 slabs relative to the tide, so an August table that used to stay below the floor now sits in it. No street flood is required. The map still says upland; the tide disagrees.
Is Olde Towne brick a different assembly from a 1960s Navy crawl?
Yes. Early brick passes moisture and was never detailed as a barrier. The Navy crawl is a later floor over fill whose table is the yard. One fails through the wall; the other fails from below. Same August remnant, two scopes.
