Water Damage Restoration - Done in the Right Order
Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.
-
Step 1: Extraction
Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.
-
Step 2: Moisture mapping
Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.
-
Step 3: Drying
Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.
-
Step 4: Verification
The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.
What drives water into buildings in Clovis
The Clovis area our local pros cover for water damage restoration takes in Buchanan Estates. A Fresno County city on the flat floor of the Central Valley, where a hardpan layer sits close beneath the surface and the year brings under fifteen inches.
Housing stock
Building in Clovis clusters in the mid 1990s: the median unit dates to 1996, with 41.1 percent finished before 1990. Nearly six in ten homes date from 1990 or later, on valley floor where a cemented hardpan layer lies a few feet down. Slab construction throughout.
Climate and water risk
January is the wettest month here at 2.72 inches, part of an annual 14.55 inches in the 1991–2020 normals from CLOVIS 2.9 N, 2.4 miles off. January leads at under three inches out of fifteen, in a winter-only pattern with essentially no rain from May to October.
Common water damage problems in Clovis
- A cemented hardpan layer a few feet down that water cannot pass through
- Ground with almost no natural gradient anywhere across the city
- Irrigation canals crossing the area on their own operating schedule
- Six rainless months leaving the surface sealed when the first storms arrive

Frequently asked questions
What is hardpan and why does it matter?
It is a naturally cemented layer that forms a few feet below the surface in valley soils like these, and it is effectively impermeable. Water moves down through the topsoil, reaches it, and then has to spread sideways because it cannot continue down. That produces saturated ground at shallow depth on a site whose surface appears to drain well.
There is a canal running near the property.
Those are operated for irrigation delivery on a schedule set by the water district, so they carry water at times that have nothing to do with rainfall. A canal running full in summer keeps the ground beside it wet during the months everything else is dry. The district publishes its delivery schedules.
It does not rain here between May and October.
Which means the ground has been baking for half the year when the first storm arrives, and a sun-hardened surface sheds water rather than taking it. The opening storms of the season therefore produce more runoff than their size suggests. Infiltration improves once the profile has wetted, usually several storms in.
