Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

What drives water into buildings in North Fort Myers

Our local pros take water damage restoration work across North Fort Myers, from the middle out to Morse Shores, Tropical Palm Mobile Home Park, and Crystal Lakes MHP. An unincorporated Lee County community on the north bank of the Caloosahatchee, where June alone brings more than eleven inches and manufactured housing makes up a large share of the stock.

Housing stock

Of roughly 29,288 housing units, about 18,472 were finished in 1989 or earlier, which puts the median construction year at 1986. Alongside conventional block construction there is a substantial inventory of manufactured and mobile homes in parks and on individual lots. Those units sit on piers with skirted crawl spaces and lightweight floor assemblies, so water reaches the underside directly and the structure has far less tolerance for staying wet than a block house does.

Climate and water risk

Of the 62.39 inches that arrive in an average year, 11.3 fall in June; the 1991–2020 normals come from a gauge 9.1 miles away at BUCKINGHAM 1.7 SE. June delivers over eleven inches in a normal year, among the heaviest early-season totals on this coast, onto flat ground beside a river that is tidal here. The wet season starts hard rather than building gradually, so the ground goes to capacity in the first few weeks and stays there.

Common water damage problems in North Fort Myers

  • Manufactured housing on piers, where water reaches lightweight floor assemblies directly
  • An exceptionally heavy June that saturates the ground at the very start of the wet season
  • Skirted crawl spaces that trap water underneath and hold it against the underside
  • A tidal river reach that removes the outfall during the heaviest rainfall of the year

Frequently asked questions

Water got under our manufactured home. How urgent is that?

More urgent than under a conventional house. The floor assembly is lighter, the insulation is held in a belly wrap that retains water rather than draining it, and the ducts often run through that same space. Water trapped in a belly wrap does not evaporate on its own and it degrades the floor decking from below. Opening and draining it, then drying with the skirting removed for airflow, is the standard approach and it needs to start quickly.

Why is June so much worse here than in other parts of Florida?

The wet season starts hard rather than ramping up. Eleven inches in June is among the heaviest early-season totals on this coast, so the ground reaches capacity in the first few weeks rather than in August. Everything that follows for the rest of the season lands on saturated ground. It reverses the usual assumption that early wet-season storms are the manageable ones.

Does the park manage drainage or do we?

It varies by park and it is worth establishing before a storm rather than during one. Common areas, swales, and culverts are often the park's responsibility while the pad and the skirting are the owner's, and the boundary is exactly where water problems occur. Knowing who clears the culvert, and whether it has been cleared this year, is more useful than any work done at the individual unit.
