Frequently asked questions

The deed says 1970. Does the roof say the same?

Very likely not, and the roof is the more useful question. A great many roofs and openings here were replaced after the storm to a considerably better specification, so a house from 1970 may have a covering and windows that are only a few years old. What was replaced, and when, is worth establishing from the county records rather than from the look of the building.

Does losing the trees change the drainage?

It does, more than most people expect. A mature canopy intercepts a substantial share of rainfall and its roots hold the soil together, so removing it means more water reaching the ground and less structure holding that ground in place. The effect is largest in the first years and reduces as replanting matures. Where a property lost its trees, its drainage genuinely is not what it was.
