Our crawl space has been damp since February. Will it dry out on its own?
Not at this time of year. Winter and early spring rain here falls over long periods with little evaporation between systems, so a crawl that takes water in February can stay wet into April. Meanwhile the framing above it is absorbing moisture continuously. Getting standing water out, then keeping the ground water from returning, is the job. Ventilation alone does very little in a season when the outdoor air is not drying anything.
Why do we flood in March and not in a summer thunderstorm?
Duration rather than intensity. A summer cell drops a lot of water quickly onto ground that can still absorb some of it, and the sun clears the rest within a day. A March frontal system delivers rain for two or three days into soil that never recovers between them, and the water table rises accordingly. The seasonal pattern here runs opposite to most of the Southeast, and the surprise is the calendar rather than the storm: the month to watch is the one with no thunder in it.
Our neighbor has clay and we have sand. Does that change what we should do?
It changes almost everything about the approach. On tight clay the problem is runoff arriving at the house, and the answer is grading and interception. On sand the problem is a water table that rises into the crawl or the slab, and grading barely touches it. Being on the fall line means both conditions exist within short distances, so advice that worked for a neighbor may be exactly wrong for your lot.
