Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

What drives water into buildings in Chicago

Our local pros provide water damage restoration services in Chicago and the surrounding area, including Ducktown, McKinley Park, and Heart of Chicago. The southwest bungalow belt still sits on Bubbly Creek packinghouse fill, where combined laterals surcharge a cellar before Deep Tunnel dropshafts catch a Midway May cell.

Housing stock

The median home in Chicago dates to 1953, and 80.4 percent of the stock was already standing when the 1990s began. Brick bungalows and two-flats on full basements stand on South Fork packinghouse fill from McKinley Park through South Lawndale, party walls and floor drains tying two addresses to the same combined lateral. Water enters at that drain when the lateral surcharges, and through masonry that was never damp-proofed against fill that stays wet.

Climate and water risk

Of the 34.42 inches that arrive in an average year, 4.09 fall in May; the 1991–2020 normals come from a gauge 4.9 miles away at CHICAGO MIDWAY AP. May leads at 4.09 inches on the Midway side of the city. Deep Tunnel dropshafts still lag that pulse, so a combined lateral on packinghouse fill surcharges a bungalow cellar before the tunnel takes the South Fork load.

Common water damage problems in Chicago

  • Combined laterals on South Fork fill surcharging through bungalow floor drains before Deep Tunnel dropshafts catch a May cell
  • Packinghouse fill holding groundwater against undamp-proofed masonry cellars on a fair day
  • Party-wall two-flats where one failed gutter dumps roof water into both addresses
  • Southwest bungalow roofs shedding into the same combined grid that already cannot take the street

Frequently asked questions

Water came up the floor drain on a dry afternoon. Is that the river?

Not the river you can see. Packinghouse fill under the South Fork holds a table that weeps through 1950s masonry even when Midway is quiet, but a sudden rise through the floor drain is usually the combined lateral surcharging. That water is Category 3. Extraction and removal of porous material it touched come first; a wall stain on a fair day is a different job and starts at the fill, not the fixture.

The Deep Tunnel was supposed to stop basement backups. Why is my cellar still taking water in May?

The tunnels store what the dropshafts can swallow. A Midway May cell still fills the combined lateral first, and a bungalow on South Fork fill sees that surcharge at the floor drain before the shaft. Tunnel capacity is not a dry cellar. A backwater valve on the house side of the lateral is the property-level control; the dropshafts do not replace it.

The party wall is wet but our roof looks fine. Whose water is it?

Both addresses share the wall and often the gutter line. Roof water from one bungalow can travel the party masonry and appear as a stain two rooms over. Trace the gutter, the flashing, and the downspout on both sides of the wall before anyone opens plaster. Extraction still has to start on the wet side; waiting on the ownership argument lets standing water keep moving through the same brick.
