Groundwater & Basement Water Intrusion in Westfield, IN

On land that was farmed until recently, that is frequently old field tile. Agricultural drainage systems installed decades ago still run beneath many subdivisions here, and construction sometimes cuts, crushes, or blocks them without anyone recording it. A broken line discharges into the soil at the break rather than carrying water away, producing exactly that persistent wet strip. Locating the tile is the first step, and it is often the whole diagnosis.

Newness does not change the soil, and till here drains slowly. A sump that runs steadily for a day or two after a June storm is doing its job. One that runs continuously for longer usually means either the discharge is returning water to the same ground it came from, or the lot is receiving drainage from upslope that the plan did not anticipate. Checking where the discharge terminates is the fastest thing to rule out.

A real one, and it is worth understanding its limits. Modern construction includes drain tile and a sump from the start, where older stock in this region often has neither, and lots are graded to an engineered plan. That handles ordinary conditions well. What it does not address is what the surrounding landscape used to be and what still runs beneath it, which is where most of the surprises in this area come from.
