Look at what has changed on the lot rather than at the house. Newer subdivisions are graded to a drainage plan at handover, and fences, beds, patios, and regrading gradually interrupt it. The system usually keeps working until a storm exceeds what the remaining path can carry, so the first failure arrives years later and looks sudden. Comparing the current lot to the original grading plan is the fastest way to find what moved.
The old part of town floods differently. Why?
Because the mechanism is the river rather than the sewer or the pump. Houses in the historic core sit on stone foundations in valley soil, and when the Olentangy comes up, the soil around those foundations saturates from below. There is no pump arrangement that changes that, and sealing the inside of a stone wall makes it worse. Managing surface water and accepting a damp cellar is a more honest plan for that stock.
How long can a sump run continuously before it is a problem?
A pump running steadily for a day after a storm is doing its job. A pump running steadily for a week is telling you the table is not dropping, which usually means the discharge is not getting far enough from the house and the water is circulating back. Check where the line ends before replacing the pump. A discharge that stops a few feet from the foundation is one of the most common causes of a pump that never rests.
