Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

What drives water into buildings in Houston

Water damage restoration in Houston reaches out through Woodland Heights, Houston Heights, and Old West End, and our local pros handle all of it. Gulf Coast clay and bayou-and-street flooding — Meyerland, Braeswood, Kingwood — define how water reaches a Houston house.

Housing stock

The median home in Houston dates to 1982, and 60.6 percent of the stock was already standing when the 1990s began. Most of the city is slab-on-grade on expansive clay, so floodwater and a slab leak both run sideways under the finish. Pier-and-beam in the Heights and Montrose keeps rooms up, but the crawl takes street water and clay seepage and holds them against the joists.

Climate and water risk

September alone accounts for 11.1 percent of the 55.43 inches this area sees in an average year, on 1991–2020 normals recorded 1.2 miles away at HOUSTON 2.1 NNE. September is the heart of tropical season, when bayous and streets fill together on clay that will not take water in, so a stalling storm becomes a neighborhood pond. Meyerland and Braeswood along Brays Bayou, and Kingwood on the San Jacinto side, see that sheet first.

Common water damage problems in Houston

  • Bayou and street flooding in Meyerland, Braeswood, and Kingwood putting Category 3 water across clay slabs
  • Expansive clay opening a gap at the slab edge after a dry stretch, then channeling the next tropical band under the floor
  • Pier-and-beam crawls in the Heights and Montrose holding pavement water under the floor even when the parlor stayed dry
  • Tropical-season rainfall rates overflowing street drains that were sized for a quieter afternoon

Frequently asked questions

The bayou never left its banks. Why is there still a foot of water in the street and in the house?

On this clay the street is part of the floodway. Houston storm drains and bayous share the same flat grade, so a September tropical band can fill the pavement without an overbank. Meyerland, Braeswood, and Kingwood see that sheet often. Pavement water is Category 3. Pump it from the slab or the crawl, then decide what flooring can be dried. The bayou gauge is not the only flood test.

We are in the Heights on pier-and-beam. Is a street flood still a slab problem?

No. The rooms may stay dry while the crawl takes the street. That under-floor water still has to be pumped and the joists dried, and it is still contaminated if it came off the pavement. Clay seepage can also wet that bay without a flood. A local pro should look under the house, not only at the finish. Treating a Heights crawl like a Meyerland slab will miss the standing water that is actually there.

A dry summer opened a crack at the slab. Does September rain use that?

Yes. Gulf Coast clay shrinks in the heat and leaves a gap at the stem; the first tropical band then runs down that crack instead of sheeting across the yard. The wet line appears inside, away from any window. That is not always a plumbing leak. Have someone meter the slab edge and the yard grade before opening walls. Closing the gap and carrying roof water away matters as much as the dry-out.
