Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

What drives water into buildings in Rutland

The Rutland area our local pros cover for water damage restoration takes in Rutland Courthouse Historic District and Rutland Downtown Historic District. A Rutland County city in a valley between the Greens and the Taconics, where nine in ten homes predate 1990 and two streams run through the built area.

Housing stock

Close to nine in ten of the housing here predates 1990 — 90.9 percent of it — and construction settles around a median year of 1938. Ninety-one percent predates 1990 and the median is prewar, on valley ground with stone and early block cellars. Little has been added since.

Climate and water risk

July alone accounts for 11.3 percent of the 40.29 inches this area sees in an average year, on 1991–2020 normals recorded 1.1 miles away at RUTLAND. July leads at four and a half inches out of forty, in the season when a tropical remnant can reach this far north and stall against the mountains.

Common water damage problems in Rutland

  • Steep mountain catchments on both sides delivering to a narrow valley floor
  • Two streams running through the city, converging within it
  • Tropical remnants stalling against the ranges and dropping extraordinary totals
  • Prewar cellars with stone walls, cut into valley fill

Frequently asked questions

How does a tropical storm matter this far inland?

It matters because the mountains stop it. A remnant system moving north still carries enormous moisture, and when it is forced up against a range it wrings out over the catchments rather than passing through. The most damaging flooding this valley has seen in recent decades arrived exactly that way, hundreds of miles from any coast.

The stream through town is small.

Its catchment is steep and short, which is a different thing from small. Rain on a mountainside reaches the valley floor within an hour with very little absorbed on the way, so the channel goes from low to peak faster than a larger lowland river ever would. Size at the bridge is not the measure that matters.

The cellar is stone and cut into the valley fill.

That is the standard construction here and it has two consequences. The stone has no membrane behind it, so water passes through the joints whenever the surrounding ground is saturated. And valley fill is loose river-deposited material that transmits water readily, so the ground around the cellar wets quickly after rain on the slopes above.
