Because they were built on farm ground rather than on a drained grid. A 2004 crawl often sits in a former field swale or a fencerow that still collects May's 5.76 inches, and the ditches that once drained those fields have silted since the tracts went in. Old Hickory then holds the outlet up from below. New construction bought a better wall and inherited the farm's drainage.
The house is not on the water. Why would Old Hickory still wet a crawl?
The lake sets the outlet for every swale. When it is high, a 2004 crawl in a former fencerow is the new low point. Shoreline is not required. If the lake is high, a crawl toward White House in a former fencerow is the unused capacity, dock or not.
There is a wet spot in the yard and no creek on any map. What is it?
An opening in the limestone. Karst here puts water into a yard with no surface channel anywhere near it, so the map shows nothing while the ground stays soft. Old Hickory Lake holding the table up under former farm swales is what keeps it there.
