Professional Mold Removal - Done the Right Way, Step by Step
Each stage is performed by the independent remediation contractor the call reaches, following industry standards.
-
Step 1: Assessment
An assessor identifies the presence of mold, determines how far the growth extends, and locates the source of moisture.
-
Step 2: Containment
Protective barriers and negative air pressure are established to prevent spores from spreading into unaffected areas.
-
Step 3: Removal
Porous materials that cannot be safely cleaned are removed — including drywall past the moisture line, insulation, carpet pad, and damaged cabinet bases.
-
Step 4: Drying
Commercial dehumidifiers and air movers return the structure to a dry standard, with moisture readings taken from the material itself rather than the surface.
What drives moisture problems in Celina
Independent local pros take mold removal work across Celina, from the middle of town out to its edges. This is a Collin County boom city on the Blackland north of the metro, where the housing median is 2015 and only 13 percent of the stock predates 1990, on scraped prairie that still sheds May storms toward Sister Grove Creek.
Housing stock
Of roughly 11,152 housing units, about 1,441 were finished in 1989 or earlier, which puts the median construction year at 2015. Frame on post-tensioned slabs, a 2015 median, and 12.9 percent of units standing before 1990, poured on compacted Blackland with no tree canopy and no settled swale.
Climate and water risk
Celina averages 42.08 inches of precipitation a year on the 1991–2020 normals, taken at FRISCO 9 miles away, with May the wettest month at 5.31 inches. May's 5.31 inches hits pads that were prairie a decade ago and were scraped bare for production housing, so there is no canopy and no settled swale — the water sheets across compacted subgrade to the lowest garage and toward Sister Grove Creek. August will later pull that same clay off the beam; May is when the sheet arrives.
Common moisture and mold problems in Celina
- Scraped Blackland with no canopy sheeting May cells to the lowest 2015 garage
- Sister Grove corridor lots where the prairie fold still collects every stalling storm
- Construction-compacted subgrade that will not take 5.31 inches even when the sod is new
- Irrigation on brand-new lawns wetting one slab edge while May wets the rest

Frequently asked questions
Sod went down last year. Why is May already sheeting to the garage?
Sod is a surface. Under it the lot is still scraped, compacted Blackland with no tree and no swale, so a 5.31 inch May sheets to the lowest garage the way it did the day the pad was poured. Grass does not create fall. The prairie under that sod is the same prairie, and May is when the sheet shows up at the overhead door.
Water stands at one garage door after every stalling cell. Is that the creek or the pad?
Usually the pad. Sister Grove is the old prairie fold, so cells still collect in that corridor, but the typical failure is a lot left flat so the sheet stops at the overhead door. If the wet line is the garage and not a mapped channel, look at compaction and missing fall first. The creek is the outlet; the sheet on the pad is the job.
Heads have been on since closing. Does a wet street face in April change what May does to the pad?
It soaks one edge all spring while the back stays dry, and Blackland will follow that gradient even on a young pad. May then adds a sheet to a face that is already soft. Watering the whole perimeter, and keeping spray off the veneer, is the cheap move before anyone talks about the beam. Closing did not include a dry-out plan.
