Professional Mold Removal - Done the Right Way, Step by Step
Each stage is performed by the independent remediation contractor the call reaches, following industry standards.
-
Step 1: Assessment
An assessor identifies the presence of mold, determines how far the growth extends, and locates the source of moisture.
-
Step 2: Containment
Protective barriers and negative air pressure are established to prevent spores from spreading into unaffected areas.
-
Step 3: Removal
Porous materials that cannot be safely cleaned are removed — including drywall past the moisture line, insulation, carpet pad, and damaged cabinet bases.
-
Step 4: Drying
Commercial dehumidifiers and air movers return the structure to a dry standard, with moisture readings taken from the material itself rather than the surface.
What drives moisture problems in Short Pump
Independent local pros take mold removal work across Short Pump, from the middle out to Madison at Spring Oak and Foxfield at Wellesley. This is a west-end Henrico County suburb of 1990s and 2000s subdivisions on mass-graded Piedmont ground, where four in five homes have gone up since 1990.
Housing stock
Only 80.7 percent of the housing here went up after 1989; the median construction year is 1999. Vinyl-sided two-stories on crawl spaces and slabs in large mass-graded subdivisions, a median year of 1999, and only a fifth of the stock standing before 1990.
Climate and water risk
July is the wettest month here at 4.81 inches, part of an annual 47.9 inches in the 1991–2020 normals from GLEN ALLEN 4.6 W, 2.8 miles off. July leads at 4.81 inches of a 47.9 inch year, as summer thunderstorms on subdivisions where the original ground was cut, filled and compacted to make the lots. That compacted fill sheds a July cloudburst rather than absorbing it, and the water runs across the lots to the stormwater ponds; where the fill has settled since 1999, it runs to the low spots that have opened beside the foundations instead.
Common moisture and mold problems in Short Pump
- Compacted fill from mass grading that sheds July cloudbursts across the lots rather than absorbing them
- Fill settling since the late 1990s and opening low spots beside foundations that were graded to drain
- Crawl spaces on cut-and-fill lots where the uphill side is original ground and the downhill side is fill
- Stormwater ponds serving whole subdivisions that rise into the adjoining yards during a July storm

Frequently asked questions
The lot was graded to drain when the house was new. Why is water pooling at the foundation now?
The fill has settled. Subdivisions here were mass-graded, with hills cut down and low ground filled to make level lots, and fill keeps compacting for years after the house is built. Where it was deepest, the surface has dropped, and on many lots that is right beside the foundation where the trench was backfilled. The fall the builder set in 1999 has flattened or reversed, and a July storm now delivers the roof and yard water to the wall.
One side of the crawl space is dry and the other is wet. Is the house built on two kinds of ground?
Very possibly, yes. On a cut-and-fill lot the house sits partly on original ground that was cut down and partly on fill, and the two behave differently. The cut side is firm and drains as the native clay always did; the fill side is looser, settles, and holds water. A crawl space that straddles the line is dry on one side and damp on the other after the same storm. The wet side is the fill side.
Why does the ground here shed water instead of soaking it up?
Compaction. To make the lots stable, the fill under these subdivisions was compacted hard, and compacted clay behaves like pavement in a thunderstorm. A July cloudburst lands, cannot get in, and runs across the surface toward the pond, picking up the roof water on the way. That is fine while the lot still falls toward the pond. Where it no longer does, the water crosses the lot and stops at the house, the one place it was meant to avoid.
