Mold Removal & Remediation in Short Pump, VA

Containment, HEPA filtration, and antimicrobial treatment eliminate mold colonies at the source and prevent cross-contamination throughout the property. Mold remediation removes affected porous materials and corrects the moisture source that allowed growth. The work is done under containment with HEPA filtration so spores are not carried into unaffected rooms, and the area is cleared only once the underlying moisture problem has been resolved.

The pro who inspects is the pro who quotes

Remediation is the step after the assessment, not before it. A local pro establishes how far the growth extends and what is feeding it, because removing what is visible while the moisture source is still running puts the same colony back in the same wall. Texas and several other states also set a square-footage point above which the work has to be done by a licensed remediator — the service note below covers where that line falls in this city.

Frequently asked questions

The lot was graded to drain when the house was new. Why is water pooling at the foundation now?

The fill has settled. Subdivisions here were mass-graded, with hills cut down and low ground filled to make level lots, and fill keeps compacting for years after the house is built. Where it was deepest, the surface has dropped, and on many lots that is right beside the foundation where the trench was backfilled. The fall the builder set in 1999 has flattened or reversed, and a July storm now delivers the roof and yard water to the wall.

One side of the crawl space is dry and the other is wet. Is the house built on two kinds of ground?

Very possibly, yes. On a cut-and-fill lot the house sits partly on original ground that was cut down and partly on fill, and the two behave differently. The cut side is firm and drains as the native clay always did; the fill side is looser, settles, and holds water. A crawl space that straddles the line is dry on one side and damp on the other after the same storm. The wet side is the fill side.

Why does the ground here shed water instead of soaking it up?

Compaction. To make the lots stable, the fill under these subdivisions was compacted hard, and compacted clay behaves like pavement in a thunderstorm. A July cloudburst lands, cannot get in, and runs across the surface toward the pond, picking up the roof water on the way. That is fine while the lot still falls toward the pond. Where it no longer does, the water crosses the lot and stops at the house, the one place it was meant to avoid.
