Frequently asked questions
The orchard lot has no drawn channel. How did May rain still enter the cellar?
Apple country here is riddled with swallows. May rain that disappears in the orchard is moving through the Great Valley limestone and can daylight in a downtown cellar two blocks away, or perch in residual clay when a throat clogs. The Opequon is not the only path, and the plat will not show the one that wet the wall.
Is the Great Valley wetter underground than the rainfall number suggests?
Often. The Opequon and the limestone hold a water table that is not the same as the rain gauge. May's 4.2 inches is the input; the karst is the reservoir. A cellar can wet from that table in a week with no storm.
A 1969 wall stepped with the ledge. Is that a structural detail or a leak path?
Both. Stepping with the rock was how you founded on limestone. Each cold joint is also a seam, and residual clay on the ledge keeps those seams wet after May rain. The rock carries the house and conducts the water, so a stepped wall is a drain as much as a foundation.
