Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

Housing stock

Only 34.3 percent of the housing here went up after 1989; the median construction year is 1978. Two thirds predates 1990, split between hill neighborhoods to the west and low ground along the river and its creeks. Both slab and basement construction occur.

Climate and water risk

Of the 52.4 inches that arrive in an average year, 5.65 fall in May; the 1991–2020 normals come from a gauge 2 miles away at LITTLE ROCK 2.2 N. May leads at over five inches out of fifty-two, in a spring pattern that can deliver several inches in a single night.

Common water damage problems in Little Rock

  • A large regulated river whose level reflects releases far upstream
  • A creek system draining much of the city through a heavily developed catchment
  • Steep hill ground to the west shedding quickly onto flatter land

Frequently asked questions

The river is controlled by dams upstream.

It is heavily regulated, which makes it far more predictable than it once was. Regulation manages the timing rather than eliminating the volume, though, and when the system upstream is already full the water has to be passed through. A managed river gives warning; it does not remove the mechanism.

The creek through the city is not on most maps people look at.

It drains a very large share of the city and much of its catchment is developed, so it responds quickly and carries a great deal. Parts of it run through culverts and channelized reaches that are easy to overlook at street level. For a lot of addresses it is far more relevant than the river is.

The hills are to the west and the flat ground to the east.

That division is worth establishing for any address. The western hill neighborhoods have slope drainage arriving from above and no river exposure; the eastern bottom land has the opposite. They are different problems and advice for one does not transfer to the other.
