Water Damage Restoration - Done in the Right Order
Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.
-
Step 1: Extraction
Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.
-
Step 2: Moisture mapping
Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.
-
Step 3: Drying
Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.
-
Step 4: Verification
The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.
What drives water into buildings in Bay City
Our local pros take water damage restoration work across Bay City, from the middle out to Center Avenue and Downtown. A Saginaw Bay port on flat lakeplain clay, where the median house dates to 1941 and better than nine tenths of the stock was standing before 1990.
Housing stock
Building in Bay City clusters in the early 1940s: the median unit dates to 1941, with 92.8 percent finished before 1990. Pre-war frame housing over full basements dominates, built on lakeplain clay laid down by an older and larger lake. The ground has almost no fall in any direction and the clay drains very slowly, so a basement here is essentially a bucket set in soil that stays wet for weeks at a time.
Climate and water risk
Bay City averages 33.12 inches of precipitation a year on the 1991–2020 normals, taken at ESSEXVILLE 2.8 miles away, with August the wettest month at 3.84 inches. The August peak is modest at under four inches, and the annual total is among the lowest in the eastern half of the country. What matters is not how much falls but how slowly it leaves: lakeplain clay under a flat landscape holds the table high, so ordinary rain produces basement water that heavier rain elsewhere would not.
Common water damage problems in Bay City
- Lakeplain clay holding the water table high for weeks after ordinary rainfall
- Pre-war basements with no drain tile, relying on the wall itself to hold back saturated clay
- A landscape with essentially no gradient, so surface water leaves only by pipe
- Long freezing seasons splitting supply lines in unheated basements and porches

Frequently asked questions
The rainfall here is not high. Why do so many basements get wet?
Because the soil and the landscape, not the rainfall, set the outcome. Lakeplain clay drains extremely slowly and there is almost no natural fall to move surface water away, so a modest rain keeps the table high for weeks. Other places see twice the rainfall and less basement water because the ground gets rid of it. Comparing annual totals with other cities gives the wrong impression of the risk here.
Can we regrade our way out of it?
Grading helps and it is worth doing, but on ground this flat there is a limit to how much fall you can create, and the water arriving through the clay is not coming from the surface anyway. The realistic combination is grading and gutters to handle what falls on the lot, plus an interior perimeter drain and sump to relieve what comes through the wall. Expecting grading alone to solve it usually leads to a second, larger job later.
Our basement has never had a sump. Should it?
In pre-war stock on this soil, adding one is usually the single most effective change available. These basements were built before drain tile was standard, so there is no path for water except through the wall and the floor joint. An interior drain and sump gives the water somewhere to go that is not the finished part of the basement. It is disruptive to install, which is why it is best done alongside any work that is already opening the floor.
