Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

What drives water into buildings in Wilmer

The Wilmer area our local pros cover for water damage restoration takes in the whole city and the streets around it. A small city on the Trinity bottomland edge of southern Dallas County, where most of the housing has gone up since 2000 and the October rainfall peak lands on heavy prairie clay.

Housing stock

Only 70.8 percent of the housing here went up after 1989; the median construction year is 2008. Nearly three quarters of the stock postdates 1990, which means engineered slabs, modern drainage plans, and lots graded to a plan rather than to habit. What the newer construction does not change is the clay underneath, which moves with moisture regardless of how the slab above it was designed.

Climate and water risk

October is the wettest month here at 4.86 inches, part of an annual 40.87 inches in the 1991–2020 normals from FERRIS, 4.7 miles off. The October peak here means the heaviest rain often falls after a hot, dry summer has opened the prairie clay. Water reaches depth through those cracks in the first hours of a storm, and once the soil swells shut the rest runs across a flat bottomland surface with very little fall to carry it away.

Common water damage problems in Wilmer

  • A dry-summer, wet-October cycle that puts the year's heaviest rain onto maximally cracked clay
  • Flat bottomland grades that leave runoff nowhere to go once the soil seals
  • New subdivisions where lot drainage depends on a graded plan that landscaping later interrupts
  • Engineered slabs that still move with the clay beneath them, opening paths for under-slab plumbing failures

Frequently asked questions

The house is only a few years old. Should we still be worried about the foundation and water?

The slab is probably fine; the soil is the variable. Engineered foundations here are designed for clay movement, but they do not stop it, and the yard around them still cracks open every dry summer. The most common problem in newer subdivisions is not the slab at all but drainage that was correct at handover and has since been changed by fences, flower beds, and patios. Walking the original grading plan against what is there now is usually the cheapest diagnostic available.

Why is October worse than spring here?

Because of what the summer does first. By October the prairie clay has been drying for months and has cracked to depth. The heaviest rain of the year then arrives with a direct path to the subgrade. In spring the same rainfall falls on soil that is already moist and closed, so more of it runs off and less of it reaches the foundation. Same inches, very different consequence.

Standing water sat in the yard for two days. Does that reach the house?

It can, and on flat ground it often does. Water that stands against a slab edge for that long saturates the soil under the perimeter and can push in at the joint between slab and wall. Check the interior perimeter with a meter rather than assuming a dry-looking baseboard means nothing happened. If the readings are clean, the lesson is a drainage one; if they are not, the wall base needs opening before finishes trap the moisture.
