Water Damage Restoration - Done in the Right Order

Each stage is performed by the independent restoration contractor the call reaches; IICRC S500 is the industry standard that describes them.

  1. Step 1: Extraction

Standing water is pumped out before it can travel further into drywall, subfloor, and framing. Speed here changes the scope of everything that follows.

  2. Step 2: Moisture mapping

Meters read the material, not the air, so the wet edge is found even when the surface already looks dry. The map sets what has to come out and what can stay.

  3. Step 3: Drying

Air movers and dehumidifiers run as a closed system until readings inside the material reach a dry standard, not until a calendar date arrives.

  4. Step 4: Verification

The same points are re-read before equipment comes out. Rebuild starts only after the structure, not just the surface, is confirmed dry.

What drives water into buildings in Vancouver

Water damage restoration in Vancouver reaches out through Northwood and Ogden, and our local pros handle all of it. A Columbia River city on the north side of the Portland basin, where December delivers over seven inches and the ground is gravelly glacial outwash from the Missoula floods.

Housing stock

The median home in Vancouver dates to 1988, and 52 percent of the stock was already standing when the 1990s began. About half the stock predates 1990, a mix of post-war and later construction on crawl spaces and basements over coarse outwash gravel. That material drains exceptionally well, which is why so much of the region's stormwater is managed by infiltration rather than by pipes to a river.

Climate and water risk

Vancouver averages 44.38 inches of precipitation a year on the 1991–2020 normals, taken at VANCOUVER 1.9 NE 2.5 miles away, with December the wettest month at 7.21 inches. December rain is persistent and moderate, delivering seven inches over a month rather than in an afternoon. Coarse outwash normally absorbs that without difficulty, and where a fine-grained lens interrupts it, water perches on that layer and moves sideways into whatever excavation is nearby.

Common water damage problems in Vancouver

  • Perched water on fine-grained lenses within otherwise free-draining outwash gravel
  • Stormwater systems that rely on infiltration, which fails where the soil profile is not uniform
  • A wet season with no break in it, so a small fault runs from November to March
  • Crawl spaces over ground that stays cold and damp from November through March

Frequently asked questions

The soil drains well everywhere except one corner of the property.

That is almost always a fine-grained lens within the outwash. This ground was laid down by enormous floods and it is not uniform: coarse gravel that drains freely can sit above a silt layer that does not. Water infiltrates until it meets that layer, then perches and moves sideways. It surfaces or arrives at a foundation somewhere downslope of where it fell, which is why the wet spot and the source are often not in the same place.

Our drywell or infiltration trench has stopped working.

Two things commonly cause that here. Either it was built into a part of the profile with a fine-grained layer beneath, in which case it never had the capacity it was assumed to have, and it fails once the winter rain becomes continuous. Or it has silted up over years, which is ordinary and fixable. A test during the wet season, rather than in August, tells you which one you are dealing with.

Why do problems here appear in February rather than during a storm?

Because the rain is continuous rather than intense. Nothing gets a dry interval between November and March, so moisture accumulates in crawl spaces and framing week after week without any single event to mark. By late winter the ground is at its wettest and the accumulated moisture in the building is at its highest. Inspecting a crawl space in February tells you far more than inspecting it in summer.
