What it is
Remediation removes an established colony and the material it has rooted into. The distinction that matters is that mold grows into porous material rather than sitting on it, so drywall, insulation and carpet that have supported growth are taken out rather than cleaned. Non-porous surfaces can usually be treated and kept.
When it is needed
After an assessment has mapped the extent, or once water has sat long enough for growth to establish. The usual prompts are a smell that returns after cleaning, a stain that reappears through fresh paint, or growth spreading past a patch someone can cover with a hand. Cleaning that keeps needing repeating is the clearest signal the source is still running.
What it typically involves
The area is sealed and put under negative pressure so spores disturbed during removal do not travel into clean rooms. Affected porous material comes out, what remains is treated, and the moisture that fed the colony is corrected - because remediation without that last step simply resets the clock. Many states set a square-footage threshold above which the work must be performed by a licensed remediator, and several require the person assessing the problem to be independent of the person removing it.
