What it is
An inspection establishes four things: whether growth is present, where it is, how far it reaches, and what water is feeding it. That last one decides whether any removal will hold, which is why an assessment that names the moisture source is worth more than one that only confirms what is visible.
When it is needed
Before committing to removal, after a leak that was dried slowly or left alone, when a smell keeps returning with nothing to see, or when a sale, a lease or a landlord dispute needs the condition on record. It is also the right first call when the visible patch looks small, since surface area is a poor guide to what is behind the surface.
What it typically involves
Moisture readings are taken in materials rather than in air, because air readings change with the weather and material readings do not. Cavities are opened where the evidence points. Sampling is used to answer a specific question, not as a default - a result confirming that spores exist tells nobody anything, since they exist everywhere. The output is a written scope: what is affected, how far it extends, and what has to be fixed for the repair to hold. In several states assessment and remediation are separate licensed roles precisely so the party naming the problem is not the party selling the fix.
